As you can imagine we get a lot of calls this time of year (beginning of spring) asking if we sand and refinish decks. Short answer is yes but only Ipe and Mahogany solid wood decks. We tell our customers we need to wait until average temperatures reach 55 degrees at night so poly can cure for best results.

Timber decks ruin our very expensive machinery and throws off our belts, bearings and wheels. For timber / pressure treated decks: It’s best to reach out to your local painter (we have several we work closely with) to have power washed, lightly sanded, and painted / stained.

We get this question at almost every estimate. The truth of the matter is unless the home is a new build from ground up or the subfloor is concrete your floors will squeak especially in the winter months when the hardwood and plywood has contracted because of low moisture in the air. The squeaking usually comes from the plywood subfloor rubbing against one another in the drier months and or nails used for sub floors are coming losing allowing the floor to move. As you see these are 3 options that we suggest to try and mitigate the problem as much as possible. Like we tell customers we certainly can make the issue 70-90% better but will never promise it will fully be solved unless we rip out the entire floor with the subfloor and redo it (which we’ve done dozens of times just last year).

1. Is the quickest and least effective approach (unless done in combination w #3)
2. Most effective and expensive option
3. Only practical if lower floor joists are exposed

Usually first day after sanding we’ll put down the stain of your choice if not the second day (based on size of home). Unless the homeowner knows what color they want we always put down stain swatches for our customers to pick what color they LOVE on their own floors (swipe to see some examples).

Regarding poly we use several quality brands. Depends on desired results which one we suggest for finishing 👍🏼💪🏼🙏🏼

On average when we sand and refinish hardwood floors for our customers the finish and luster will last 7-10 years. If maintained well, up to 15 years. We’ve re-sanded just recently homes we did 18 - 20 years ago!! So you sure do get what you pay for when using us on our services 😎

More importantly you want to look for signs of wear to get the hardwood floors the love they need before the floors start getting damaged, which will then need to be replaced. A key indicator is the poly wearing off turning gray in high traffic areas (kitchen sink areas, hallways etc). Swipe Left for a couple of examples. #beforeandafter

We are so grateful to be apart of another custom home rebuilt from ground up. We added to the Modern California Farmhouse feel with 3,000+ sqft of 8”x6’ long European White Oak Hardwood Plank floors with full spread glue throughout the entire home, sanded & stained 2 sets of steps and all the handrails to match. About 40-45% of the homes we work in the homeowners have lived there for sometime; hence the frequency of this question.

We have close relationships with several furniture moving companies here in NJ or we can work with your preferred vendor. The goal is to sand as much of the home as possible in phase one (ie putting most or all the furniture in the garage or an area we are not doing). If we are doing the whole house (2 floors) we’ll arrange having 3 of the 4 bedrooms broken down and stored in the one room left likewise for the main floor, then have everything moved back plus the rooms left over for us to complete. We have included an example of a recent first floor project we completed (swipe left for after pics). All the furniture was stored in a sunroom that was tile.

VERY IMPORTANT: Please stress to your movers your floors have just been newly refinished and NOT to slide ANYTHING. Have them put Moving blankets on the floors in high traffic areas 😁

But Yes as soon as the next day. Of course the longer you can wait after the final coat on the floors the better. The poly takes more than a week to fully cure and harden but we have had customers move furniture in the same night we finished (not very common). Please be proactive we hate those “hey the movers scratched the floors” call after we just finished leaving your floors amazing 🤩
