Throughout this process it is essential to question how valuable these changes are to the value of your property – especially when you are making high-cost purchases. One of the thoughts you often need to consider in a new home purchase is flooring. Should you clean existing carpets, replace old carpets, or install hardwoods instead? Most of this depends on budget, but it can also be preference.

Hardwood floors last a lifetime, are easy to maintain and are generally a cleaner option. However, sometimes carpeting can feel cozier, and even safer with young children. Here are some thoughts to consider:

Carpets should be changed every 10 years. If you are considering staying in the home for over 10 years, carpet might be the right option for you. If you have small children, and want to get them through crawling, walking and into a more adult age, you can wait until your new carpets expire and then upgrade to hardwoods. However, if you plan on staying in the home for under 10 years, you may want to consider hardwoods as they increase the value of the home for resale. Hardwood floors last forever, are easier to clean, and are generally the more appealing choice to buyers.
